Purpose: This paper aims to conduct a qualitative assessment of synergies between information flows of a multifamily product platform used for industrialized housing and materials passports that can promote a circular economy in the construction industry. Design/methodology/approach: Using a single case study method, the research assesses the availability and accessibility of materials passport-relevant information generated by a leading Swedish industrialized housing construction firm. Data is collected using semistructured interviews, document analysis and an extended research visit. Findings: The research findings identify the functional layers of the product platform, map the information flow using a process diagram, assess the availability and accessibility of material passport relevant information by lifecycle stage and actor, and summarize the key points using a SWOT (strengths, weaknesses, opportunities and threats) analysis. Research limitations/implications: The three main implications are: the technical and process platforms used in industrialized construction allow for generating standardized, digital and reusable information; the vertical integration of trades and long-term relationships with suppliers improve transparency and reduce fragmentation in information flows; and the design-build-operate business model strategy incentivizes actors to manage information flows in the use phase. Practical implications: Industrialized construction firms can use this paper as an approach to understand and map their information flows to identify suitable approaches to generate and manage materials passports. Originality/value: The specific characteristics of product platforms and industrialized construction provide a unique opportunity for circular information flow across the building lifecycle, which can support material passport adoption to a degree not often found in the traditional construction industry.

The past few years have seen new entrants into the construction sector backed with unprecedented levels of funding from venture capital funds or other large investment firms. These entrants seek to leverage industry 4.0 principles for the digitalization and industrialization of construction. In addition to new technologies, these firms also bring new business models that depart from the project-based tendering system found in traditional construction. The first new business model is vertical integration. These firms are structured as integrated hierarchical firms, keeping control of product architecture and processes in-house. These firms control production by developing their own off-site factories. The second new business model is digital systems integration. These firms leverage an integrated cloud-based product configurator to enable mass customization. Using principles of capital-light industry 4.0 supply chains, digital system integrators can manufacture parts from periphery supply chain partners suppliers, including new sectors such as automotive, aerospace, manufacturing or industrial. The third new business model is the transformation of an existing project-based business toward industrialized construction through the creation of a spinoff factories. The chapter includes examples of the three business models and concludes with a discussion of how new business models may be catalysts for potential disruption of the established construction sector.

One emerging strategy in industrialized construction is the use of mass customization to increase product efficiency without sacrificing design flexibility. Effective implementation of mass customization can be done through a product platform, i.e. a configurator. However, existing configurators often lack integration of knowledge from the downstream supply chain such as manufacturing. This paper proposes a conceptual framework for a configurator unified through a manufacturing kit-of-parts. Kit-of-parts are pre-engineered and pre-designed digital models representing fabrication-ready components. Using production rules and restraints, accurate planning and design representations can be derived and utilized in the configurator. This research develops a configurator prototype using three-tier architecture. The prototype supports a low-to-high level of detail of kit-of-parts. It integrates product platforms and project development across multiple building phases including site planning, floor plan layout, and 3D model generation. Finally, the implementation of a modular building configurator illustrates the benefits of the proposed configurator-based workflow.@en
